Apparently, West Palm Beach residents will have to wait a little longer to see if anything-goes development is the city’s policy.
The Related Group has postponed consideration at tonight’s city commission of its condo project: 397 units on five acres fronting the Intracoastal Waterway at 4400 North Flagler Drive. It is the fourth postponement, and it is puzzling.
Supposedly, some city commissioners want Related to discuss how the condo might work with Rybovich Marina’s plans. The marina is just south of the Related site. Is this an attempt to justify a condo project that can’t otherwise be justified?
For multi-family development in that area, West Palm Beach’s land-use plan calls for a limit of roughly 33 units per acre. The Related Group condo would be almost 80 units per acre. Planning Director Rick Greene, whose department recommended against approval at 450 units but recommended a favorable vote at 397 units, argues that the plan offers a guideline on density, not a requirement. True, but the project would be 245 percent more intense — a difference that would far exceed any “guideline.”[palmbeachpost]
